

House Rules/Cancellation Policy
HOUSE RULES:
- No events, parties or large gatherings allowed.
- Absolutely NO smoking or vaping allowed indoors or outside on the premises.
- No unregistered guests allowed. Maximum renters - 6.
- Person who reserves the home must be present during the stay.
- Only one (1) dog 60lbs or under is allowed per stay with owner approval. No puppies.
- Please take care of the furnishings & do not rearrange the furniture/decor/bedding.
- Please do not leave the washer or dryer running when no one is in the home.
- Please be mindful of the neighbors & the neighborhood QUIET HOURS: 10pm to 8am.
- Please do not leave any food outside because it will attract wild animals to the property.
- No illegal substances allowed on the premises.
- Parking available for 2 cars in the driveway (3 compact). No parking in the street, on the sidewalk or on the grass . Absolutely
no overnight street parking.
- Please place trash/recycle bins at the end of the driveway on Sunday evening. If your departure is Sunday am, please leave
the trash cans at the end of the driveway prior to departure. All garbage must be bagged in the trash bin (only). All recycles
must be bagged & placed in the recycle bin.
- Please pick up all dog poop in yard, bag & dispose of properly.
- Please report any damages that occur to the Guest Contact/Owner immediately.
- Please only remove the items from the property that you brought to the property. All items provided by the property for guest
use (other than disposable items) remain the property of Cooper's Ridge & should not be removed under any circumstances.
Removal of such property will be deemed theft.
- Please obey all community, local & state laws, ordinances & regulations.

CHECK-IN/CHECKOUT INSTRUCTIONS:
Please refer to the "Welcome Guide Manual" located on the desk in the kitchen for all ARRIVAL/DEPARTURE instructions.

BOOKING POLICY: 50% deposit is required to book. Balance is due 14 days prior to check-in.

RATES: Rates will vary per season. Maid fee - $150
Pet fee - $100
*A credit card will be required to keep on file prior to booking. Numbers will be deleted after maid has cleaned the home.
CANCELLATION POLICY: A full refund of your deposit will be issued if you cancel 14 days prior to your check-in date. After 14 days, your deposit will be forfeited unless you arrange for a future stay.
